The prestigious “Project of the Year” award honors a standout development completed in 2025 or 2026 that exemplifies innovation, quality, and measurable impact across the industry. The MBIA Multifamily Council’s awards program recognizes excellence in multifamily development. Its “Project of the Year” award honors a standout project completed in 2025 or 2026 that demonstrates innovation, quality, and overall impact within the industry.

Entries will be evaluated on the following criteria:

Design & Architecture
Judges will consider the project’s aesthetic appeal and how effectively it enhances its surrounding environment. Site planning is also key, including the thoughtful use of layout, building orientation, and landscaping. Projects that incorporate creative or innovative architectural elements that add uniqueness and value will score highly.

Functionality & Livability
Submissions should highlight efficient unit layouts and well-designed floorplans that maximize usability. Judges will also assess the quality and relevance of amenities—such as co-working spaces, fitness centers, and outdoor areas—and how well they meet resident needs. Accessibility and inclusivity are essential, including ADA compliance and features that accommodate a diverse resident population.

Construction Quality & Sustainability
Evaluation will include overall build quality, with attention to materials, craftsmanship, and long-term durability. Sustainability is a major factor, including energy-efficient systems, environmentally friendly materials, and certifications such as LEED or equivalent standards. Projects that incorporate resilience features to improve longevity and adapt to environmental conditions will receive added consideration.

Market Performance (if available)
Projects may also include performance metrics such as leasing success (occupancy rates or rent velocity) and resident satisfaction, supported by data or testimonials reflecting retention and overall experience.

Nominations are due June 15, 2026, and awards will be presented at the Multifamily Trends Conference on September 9, 2026.
