Land Development Council Awards of Excellence
This prestigious awards program offers recognition of projects that demonstrate excellence in residential and mixed-use land development. The program is sponsored by MBIA’s Land Development Council and awards are presented at MBIA’s annual Awards of Excellence.
Awards of excellence are presented to a community of the year as well as projects deserving of awards of excellence. These awards are widely recognized as the area’s most prestigious land development awards and are used to identify and promote best practices and professionals.

This development proves that desirable communities with loads of amenities can still be created with affordable home prices. The 363-home community was initially slow to attract builders due to its rural location but quickly proved a big success as homebuyers flocked to the new home designs and the community amenities. The developer showed great perseverance working with the town development department and adjusting its site plan to meet the market’s changing needs.

The developer of this project was able to quickly turn around this massive development by addressing its previous shortcomings. A grand entrance was built, density and commercial space were incorporated, access to a major highway was added, and the entire community was rebranded with updated amenities and marketing. This community of villages centered around a picturesque lake was quickly revived and is now better than ever.

This community proves that creative design and perseverance can result in a new development in which all stakeholders can be proud. This four-acre site contains a historic house which has been fully renovated and incorporated into the site as the centerpiece of the community. The historic house’s front lawn was transformed into a welcoming common area and the 26 new duplex homes were custom designed to complement the historic house.

This sustainable apartment development is helping to transform a neglected, but vital, corridor. This 342-unit Class A apartment community was developed to LEED Platinum standards utilizing waste-saving construction techniques and permanent sustainable solutions. The project also fulfilled a major part of the Route 1 Corridor Master Plan by upgrading public infrastructure and including mixed-use and walkable features.

Some of the best new developments are those that clean up the mistakes of the past. Such is the case with this development whose 10-acre site was formerly home to a polluting junk yard. The brownfield site was extensively remediated before an attractive 250-unit apartment community was constructed. The TOD project also contributed to the progress of the Route 1 Corridor Master Plan by including upgrades to public infrastructure and road.
